Plumbing sets up reliable water, drain, and gas service for a remodel. Lines are routed cleanly, fixtures and appliances connect safely, and every joint and trap is tested to meet code and everyday use.
Overview
- Scope: rough-in and repipe, fixture and appliance connections, water heaters (tank/tankless) and recirculation, drains and vents, pumps (sump/ejector), and gas piping where included.
- Goals: safe, code-compliant systems with correct pressures, temperatures, slopes, and cleanouts for serviceability.
- Materials: copper, PEX, CPVC for water; PVC/ABS for DWV; steel/CSST for gas; valves, PRVs, and expansion control matched to system needs.
What This Service Includes
- Rough‑ins & repipes: supply layout (home-run or trunk/branch), PRV and main shutoff placement, hose bibs (frost-free where needed), and replacement of aged lines.
- Fixtures & appliances: sinks, faucets, disposals, dishwashers, ice makers, toilets, bidet seats, showers/tubs, laundry boxes, and utility sinks.
- Water heating: tank or tankless units with seismic strapping, venting/combustion air, condensate handling, expansion tank, and optional recirculation loops.
- Drains & vents: DWV layout with proper slope, traps and cleanouts, vent ties or AAVs where allowed, shower pan liners and flood tests.
- Pumps & specialty: sump and ejector pumps with check valves and alarms; backflow prevention; water filtration/softening on request.
- Gas piping (where included): black steel or bonded CSST, shutoff valves at each appliance, pressure tests, and appliance hookups.
Rough‑In & Standards
- Supply sizing and balancing for simultaneous use; pressure regulation and thermal expansion control where PRVs or backflow exist.
- Drain slopes set per code; cleanouts accessible; traps vented to prevent siphoning.
- Dielectric unions at dissimilar metals; pipe insulation on hot and in cold zones for freeze protection.
- Shower pans flood‑tested; lines pressure/leak‑tested before close-up; inspections documented.
Sequencing & Coordination
- Occurs after framing but before insulation and drywall; water heater and venting coordinated with mechanical and electrical trades.
- Shower waterproofing aligned with tile schedules; fixture rough heights confirmed with cabinetry and countertops.
- Appliance clearances and gas/electrical locations verified with the design team.
Code, Permits & Testing
- Permits pulled where required; rough and final inspections scheduled.
- Pressure and leak testing performed on water, gas, and DWV per local code and manufacturer guidance.
- Backflow and vacuum breakers used at hose bibs and irrigation; anti-scald (tempering) at showers and tubs.
Quality Markers
- Straight, labeled runs with supported piping and accessible valves.
- Quiet operation: water hammer controlled, pumps isolated, and lines secured.
- Fixtures sit level and solid; drains run freely with no gurgle; joints dry after tests.
Safety & Compliance
- Lead‑free materials for potable water; combustion air and venting verified for fuel‑fired equipment.
- CSST bonding and gas shutoffs at each appliance; seismic strapping on tanks where required.
- Work areas protected; silica and solder fumes controlled; disposal per local rules.
Care & Maintenance
- Access to main shutoff and labeled fixture valves aids quick response.
- Water heaters serviced per manufacturer; anode and filters checked; recirc timers adjusted seasonally.
- Strainers, traps, and cleanouts kept reachable; exterior hose bibs winterized in cold climates.
